Josh Bean is responsible for acquisitions, leasing, and dispositions across Ethos’ projects and serves as Executive Managing Director and Partner at Ethos Commercial Advisors. He brings a market-driven perspective and a disciplined, client-first approach, with experience advising both institutional and private clients across a range of property types and transaction structures.

Josh has completed more than 750 lease transactions and over 100 sale transactions, representing more than $1 billion in total transaction value. With extensive experience in tenant representation and investment sales, as well as agency leasing, he focuses on practical, execution-oriented strategies that enhance building performance, reduce risk, and maximize value for occupiers and investors.

Josh studied real estate finance at Portland State University and holds the SIOR designation. He is an active member of the Commercial Association of Brokers, holds an Oregon Principal Broker license and a Washington Managing Broker license, and serves on the board of a private REIT. He also supports select nonprofit organizations on a pro bono basis, advising on real estate strategy, planning, and transactions.

Outside of work, Josh enjoys mountain biking and hiking with his wife, Renee, and their two Australian cattle dogs.
